Getting Started FAQs:
How do I login to Homebot?
Your account has been created by our Marketing Admins (MAsupport@guildmortgage.net) and you can sign in by visiting www.homebotapp.com. Log in with your Guild email and you will be prompted on all next steps which include being emailed a “Magic Login Link”.
Setting a Password: Once logged in, go ahead and click on your Account Settings - your profile picture in the upper right-hand corner. Navigate to the Password Tab to set yourself a password!
How can my assistant log in to manage my account?

I already have a Homebot account? How does Guild account for that?
If you already have an account with Homebot, please inform the Customer Success representative at customersuccess@homebot.ai. Their team will provide you with next steps to ensure your account is properly migrated.
I originate my loans under my main loan officer. How can my clients receive the digest with my information on it?
Unfortunately, there isn't a way for loan officers to share ownership of clients or transfer. The best course of action would be to have the designated loan officer add the client to their account. Then the primary LO unsubscribe any borrower via your account to avoid duplicated emails. (Note: it only opts the client out for that specific loan officer.)
I'm not ready for this program yet. Can I pause the emails to my borrowers, until I am ready to answer their questions about the program?
- Yes, your account has auto-send turned ON, that means your clients will automatically be sent their Homebot digest every month. If you turn auto-send is OFF, that means the system will stop sending auto emails and you will need to proactively send digests to your clients manually (one-by-one).
- Switching this setting on and off is very easy. Simply go to your profile settings by clicking on your name/picture at the top right of your screen. Click DIGEST SETTINGS to toggle between Off and Onfor "Send monthly digests". Be sure to press Save at the bottom of the page to update your changes.
How it works FAQs
What is the Homebot dashboard?
How often are digests sent out? Are digests sent automatically or do I need to send them myself?
Digests are sent out on a rolling basis. Homebot system will automatically send out a digest to your clients every 30 days (give or take a few days).
- There is no specific date that digests get sent out.
- There is an option to manually send a digest anytime. Search your client and then click Send Digest.
What happens when a client is added to Homebot?
Can I see what is being sent to my clients?
Yes, you can preview the Homebot digest sent to your client. Under Clients, search your client by name, click their name, then click “preview digest.”
What else would my clients receive, apart from Homebot digest?
Your clients will receive welcome emails from Homebot for enrollment. But you can edit the welcome email or turn these emails on or off -- here is how. Your clients can also choose to receive a Buyers Report. They’ll opt themselves into a monthly Buyers Report email by clicking through their digest on calls-to-action, such as “start your search.”
Managing client's FAQs:
Which of my contacts are uploaded by Guild into the Homebot system?
Guild sends closed loans to Homebot monthly, so as you close more loans, these will be added to Homebot system automatically (usually in the later part of the month for the previous month’s fundings). There are certain exceptions (i.e., bond loans, all of which are service released).
Can I add my past clients/ leads to receive Homebot digest?
Yes, you can. Here is how to import individual & bulk.. Please refer to the table above for pricing.
To upload your clients list via the Homebot account, navigate to the Add Client tab and then click Add clients in bulk.
From there, you will be able to utilize our new bulk uploader to send Homebot files rather they are a Homeowner or Buyer.
Once uploaded, the file will reach Homebot's Team and they will take it from there!
Can I add additional properties for the borrowers who are already receiving Homebot digest?
Yes, you can. Just follow these instructions on how to add the additional property to the current client profile.
My borrower is not happy about receiving emails from Homebot. How do I remove them from emailing list?
The borrower can click unsubscribe at the bottom of their digest to stop receiving emails
- You can also unsubscribe any borrower via your account
My borrower is saying that mortgages listed on their digest are not their mortgages. Why is that happening and can it be corrected?
Homebot provides home reports based off data received from a third-party data provider, Black Knight. It will show any loans that are considered "open" and tied to a property. If a loan was not considered closed or payment was not completed, it can still show up attached to that home. Homebot allows the homeowner (or you) to edit any of the borrower’s current mortgages in the digest. Here's How to Update Loan Information.
How can I change a property to an investment?
As of February 2021, there is not an ability to identify a primary versus an investment property.
Where do the rates come from on the refinance?
Homebot’s rates come from Freddie Mac. They are updated every Thursday. Homebot rounds up to the nearest eighth of a point and adds another eighth on top of that.
What if clients think their home is worth more than the max value that Homebot has on the digest?
You can adjust any borrower’s AVM and AVM range by clicking on their name in your homeowner list. Here’s the process to follow to reset that AVM and range: How to Edit a Client's Home Value
How to change a buyer to homeowner after they fund?
To convert a buyer into a Homeowner, preview their buyer's report. Once the report is pulled up, click on the arrow on "your home" at the top of the page and you'll be prompted to enter their property address. Once the address has been added, the client will now be listed as a homeowner! Your client will also have the option to do this on their end as well! Homebot does not have a way to know when a buyer makes a purchase. (stay tuned)
Partner relationship FAQs:
Can I co-brand/co-sponsor the Homebot digest with my realtor partners?
Yes, and you will want to! Not only does it help strengthen your relationships with trusted Realtor partners, but it also allows you to extend your reach by being the financial expert on all their client’s digests. Note that there are two options for sponsoring realtors.
- Agent paid option: Invite agents who are educated on Homebot and who have their clients organized in a spreadsheet, ready to send to Homebot’s data import team. It will cost them $25/month for the first 500 clients added. When adding more than 500 clients there will be an additional cost of $10/month per month for every next set of 500 clients. Navigate to your “Agent Tab” at the top of your account and click Invite to start inviting these agents!
- Free Trial: You can hand out a free trial of Homebot to any agent. Invite the agent via the Freemium option which is also under your Agent tab. There is a pink toggle -- this is how you toggle the free trial on or off before you send an invitation. The agent gets to try Homebot with a limit of 25 clients (no time limit). They can self-upgrade to the paid $25/month version any time.

How would co-market with realtors help? Why should I co-market?
To expand your reach and strengthen your relationship with agents! Homebot is a tool of value you can offer to any agent. In the co-sponsoring model, you will show up as a recommended lender in every digest that the end sends to their database. What if my realtor is partner with another lender? How do they change to me?
They will need to reach out to customersuccess@homebot.ai directly and request to have their current lender removed. Once the lender is removed, then you can send them an invite to co-sponsor with them.
What happens to the agent's data if the loan officer decides to not continue with PRO?
Because Real Estate Agent accounts are independent of the co-sponsored Lender account, the loan data pulled from public records on the Agent's account will remain on their account regardless of if the agent is co-sponsored or not.
